ING 

ING Real Estate Investment Management 2011
Baronen Shopping Center was acquired by ING Real Estate Investment Management (ING REIM) in 2011. The shopping centre property is located centrally in Kalmar in Sweden and was bought from Gustaf De Geer for EUR 44.7 million, reflecting an initial yield of slightly below 7%. The property also houses a hotel.
The property will be added to the ING Real Estate Nordic Property Fund (NPF), a semi-open ended balanced core plus fund investing in Sweden, Finland and Denmark. WSP acted as an advisor to the buyer. 

IVG 

IVG Luxembourg S.à.r.l, 2011
During the fall of 2011, WSP undertook a Technical and Environmental Due Diligence of a property in Sweden for the Luxombourg based fund of IVG.The assignment is confidential.


Schroder Helsingborg 

Schroder Property 2011
In the second half of 2011, WSP assisted as Technical and Environmental advisors to the UK asset manager Schroder Property in the acquisition of Coop Forum (Orkanen 12 and 13) in Helsingborg. The property was bought for the Schroder Nordic Property Fund for 20 million in a deal reflecting an initial yield of 6.3 %. Coop Forum comprises some 9,000 m2 of space and 470 parking spaces. The asset was bought from Swedish insurance company Alecta and is fully leased to Coop, Sweden's second-biggest supermarket chain.

Henderson 

Henderson Global Investors 2011
Henderson Global Investors, on behalf of it’s German business Warburg-Henderson, has agreed the acquisition of a prime shopping centre in Sweden from Alecta Pensionsförsäkring Ömsesidigt, for SKr558 million (€61m). The asset has been acquired for Warburg - Henderson European Core Property Fund No. 1.
 Opened in 2005, the 16,400 sqm ‘Tuna Park Shopping Centre’ is the dominant centre within Eskilstuna and forms part of the larger Tuna Park retail area. The park also includes a hypermarket, pharmacy and several  other big box retailers. WSP performed Technical and Environmental Due Diligence for Henderson.  

Schroder Hyllie 

Schroder Property 2012
WSP assisted as Technical and Environmental advisors to the vendor of Världshuset 2 in Hyllie Malmö. The newly erected property was sold by Peab for approximately SEK 185 million. The property is located centrally above the new commuter train station Hyllie. The property is fully leased and the leasable area is around 3900 square meters. Access to the property takes place at 25 January 2012. 

Schroder Täby 

Schroder Property 2012
Schroders aquire retail unit in Arninge, Täby for 139 million SEK. The property is fully leased to Elgiganten and Stadium and encompasses a total lettable area of 5250 square metres. WSP assisted as Environmenal and Technical advisors during the Due Diligence process.


Diligentia 2010
WSP undertook the assignment to perform technical and environmental due diligence of a number of retail centres through Sweden on behalf of Diligentia AB. The Due Diligence process resulted in the acquisition of S:t Per in Uppsala (retail and hotel), Commerce in Skövde and Domino in Norrköping.  The retail centres are all centrally located and market leading in respective region. The portfolio comprises 77 000 m2 of lettable area, and the value of the sale was 1,4 billion Swedish Crowns.


Axfast 2010
WSP has performed technical due diligence in connection to Axfast AB acquiring the centrally located property Orgelpipan 4 in Stockholm from the real estate firm Fabege for SEK 230 million (EUR 24 mln). The property that houses a mixture of offices and retail area posseses great development potential, being located across the street from one of the largest retail stores of Stockholm, and just about neighbouring the new station for commuter trains Citybanan currenty under development.


Aquarium Niam 2009
During late spring 2009, WSP Environmental performed an Integrated Technical and Environmental Due Diligence (TEDD) assessment of seven shopping centers in several cities in Sweden. The assessment also included a look at future development possibilities for one of the suburban facilities. This assignment involved personnel from five Swedish offices and was managed from Stockholm. It was carried out on behalf of NIAM Fund IV, which subsequently purchased all seven properties from Atrium Ljungberg AB. Closing took place on September 1st. The transaction has a value exceeding 1 billion SEK.

Alfa/Omega: Sale of Vasakronan AB 2008
WSP has performed technical- and environmental due diligence in connection to the Swedish Governments sale of the property company Vasakronan to AP Fastigheter. The total value of the sale to AP Fastigheter was 41.1 billion Swedish crowns (app. 3.7 billion Euro) and it was the largest property related transaction ever undertaken in Sweden and the largest in Europe during 2008. WSP took on the assignment on behalf of law firm Cederquist who in turn acted on behalf of the Swedish Government. The assignment included EDD of 166 properties and TDD of 36 properties.


Mengus AB 2010
WSP has performed technical- and environmental due diligence in connection to the acquisition of property Järnplåten 29, erected in 1971, from the vendor Niam fund IV. The property consists of 3 100 m2  part vacant lettable area in CBD location in Stockholm. Mengus overall strategy is to buy not fully let properties with development potential. WSP worked in a Due Diligence team together with Savills and Mannheimer Swartling.


Pangea Property Partners 2010
WSP has performed technical due diligence in connection to the sale of the property Brunfisken 18 and Skvalberget 21, erected in 1962, to Sparbössan Fastigheter AB. The property consists totally of 7 000 m2   lettable area in CBD location in Stockholm. The total value of the sale to Sparbössan was approximately 400 MSek. Pangea Property Partners acted as advisor to the Seller

Industrial

 


Kobe Holding 2010
WSP has performed technical- and environmental due diligence in connection to the sale of the industrial property Kobe in Tallin to NEP Group. The total value of the sale to NEP Group was 100 MSek. WSP took on the assignment on behalf of NEP Group.  The property is located in an industrial area located in the proximity of  Tallin. The building consists of 23 900 m2. DTZ was the advisor to Kobe Holding.

SAS

Scandinavian Airline Systems, SAS 2011
WSP has undertaken a vendor due diligence (Technical and Environmental Due Diligence) of hangars and technical facility buildings which included 152 000 m2 lettable area in Swedens’ major airports; Arlanda, Landvetter and Sturup. The properties were bought by Swedavia for 1775 billion SEK.

Hotels

 

RBS Nordisk Renting 2009
As part of Sweden's third largest real estate transaction in 2009, WSP performed Vendor Due Diligence covering both Technical and Environmental issues in preparation for the sale by RBS Nordisk Renting of the 459 room Royal Viking Hotel in Stockholm to the Norwegian insurance company's KLP property arm. The Swedish trade magazine Fastighetsvärlden estimates the value of the transaction to be between 1.2 and 1.4 billion SEK

Sveafastigheter 

Sveafastigheter / Midstar 2011
Ibis hotel (Gumsbacken 6), a 96 room room hotel in Nyköping was in 2011 bought by Sveafastigheter in partnership with Midstar and Event Holding as part owners. The hotel is one of 14 hotel properties owned by the joint venture company. WSP performed the Technical and Environmental Due Diligence for the buyer.

Residential

 

Ikano Bostad 2010
WSP has performed technical- and environmental due diligence in connection to the acquisition of four residential buildings in Sofiero in Malmö. The assignment was undertaken for Ikano Bostad AB and included 170 flats.

Logistics

 
Deka 

Deka Immobilient GmbH 2011
WSP has assisted Deka Immobilien GmbH as Technical and Environmental advisors in the divestment of property Myren 6 & 8 in Huddinge, Stockholm. The Logistics property, highly specialized and special built for Posten Sverige AB, comprises of two buildings with a total lettable floor space of 15 000 sqm, entirely leased to the global postal provider.
