Amberly Master Planned Community, Cary, NC

This 1,100 acre master planned community provides a blend of commercial and residential opportunities and offering natural areas, retail space, shopping, amenities and common areas.

Amberly Master Planned Community

WSP SELLS was responsible for coordinating the land use, zoning and environmental approvals for the Amberly Master Planned Community, as well as the Planned Development District document for the Town of Cary, NC, showing conceptual roadway, utility and stormwater management plans. Cost opinions for major infrastructure improvements were provided to evaluate the project’s financial feasibility as part of a comprehensive due diligence package preparation to support the development entitlement process.

Designed to enliven mind and body, The Resident’s Club at Amberly takes the multi-use concept to the next level. This was accomplished through the creation of the Amberly Discovery Center – a multi-use children’s play park – and an active adult neighborhood, the first in North Carolina. The club also includes a 10,000 square foot resident’s center (with offices, meeting and party rooms), 9,000 square foot multi-use gymnasium, pools (junior Olympic size and family fun), event lawn and amphitheatre.

Unique Highlights Included:

  • Design of a new 4-lane divided roadway for approximately 2.3 miles from the south end of the site to the north end
  • Widening of a 2-lane roadway to a 4-lane roadway over a distance of 1,700 feet
  • Extension of a thoroughfare to 4-lanes for 2,350 feet to meet Town thoroughfare standards
  • Creation of extensive water and sewer facilities to service the entire western section of the Town of Cary including two major force main lines and pump stations
  • Miles of internal roadways for all types of neighborhoods including traditional single family development, townhome, town center residential and active adult
  • Creation of a community stormwater facility

Stormwater Management

WSP SELLS also designed and managed construction of a 14-acre lake and earthen dam approved to operate as a wet pond Best Management Practice (BMP). WSP SELLS provided overall project management, coordination of the dam safety and floodplain modifications review process, construction drawings for earthen dam, lake excavation grading plan, thoroughfare roadway design crossing the lake including a double 12 x 9 box culvert, bidding and construction management services.
