Project services also included a full condition survey of the existing building, including probes and tests in order to verify the existing structural capacities in order to undertake the necessary renovation, upgrades, modifications and additions. As a part of the rehabilitation, the capacities of existing terracotta (1905) and cinder ash concrete (1920) floor slabs were tested. This was to determine as-built capacities for new loading as well as to investigate the possibility of creating additional slab openings to accommodate the new layouts.
The primary challenge of the project involved preserving interior and exterior landmark elements. Interior spaces up to the third floor such as the Oakroom, the Oakbar, the Grand Ballroom, the Palmcourt and entrances were protected. However, the renovation called for changing surrounding usage and loading. To avoid removing historic interior work to gain access to the frame, increased loads were moved to other parts of the building.
Two new levels were created over the Palm Court to house a spa and an ornate outdoor courtyard. An additional level was created at the top of the building to create penthouse duplexes and a triplex.
The Plaza has been transformed into retail topped by a luxury hotel and condominiums. Yet none of the landmark elements of the building have changed due to careful and creative engineering by WSP Cantor Seinuk. Services were provided between 2004 and 2007 and on schedule and within budget.
