The multi-award-winning building is Australia’s first commercial office building to achieve a 5 star ABGR base building rating and actually exceeds the 5 star targets by 20%. It is also the first building in Australia to achieve a certified 5 Star Green Star – Office As-Built rating.

Comprising the design and construction of a new 9 storey building for Deutsche Bank as the new corporate headquarters for Bovis Lend Lease, WSP Lincolne Scott and Built Ecology were integral from the conception stages to ensure the project’s sustainability vision was realised.

Fundamental to achieving its environmental benchmarks was the use of passive chilled beams, Australia’s first application of the system that delivers fresh air and maintains ideal temperatures sustainably, and with significant cost-savings.

The building’s main west facing facade was made active to control solar gain and mitigate glare. External blinds operating on a timer and by individual adjustment maximise comfort and allow full-water views of Sydney harbour for occupants.

The 5 storey heritage-listed sandstone rock wall on the east boundary has since become synonymous with the building, made possible by the placement of a linear grille at the wall’s base which not only scavenged potentially difficult moist air but also used that air to ventilate the underground car park.

The project required full design and documentation of leading edge mechanical services, including; mixed mode winter garden air conditioning, a dual temperature chilled water thermal plant, primary air de-humidification systems and increased NLA and reduce building height.

The results speak for themselves, recording superior indoor air quality, substantial energy reduction and greenhouse gas emission at about 48% lower than the average for conventional Sydney office buildings.  To date 30 The Bond has won more than 35 awards.
